Before we turn anything on, we walk your property. We check the siding, the concrete, and any plants close to the house. This tells us the right pressure and the right mix for each spot, since no two homes clean the same way.
Concrete and brick can handle a lot of pressure, so we run those areas up to 4,000 PSI depending on how much buildup there is. Siding, wood, and painted surfaces are softer, so we drop way down below 1,500 PSI, or we switch to soft washing instead. Running one setting over the whole house is how paint gets chipped, wood gets cracked, and old mortar gets blown out. We do not do that.
For siding, roofs, and anything with algae or mold, we use a soft wash mix. It is mostly water with a small amount of sodium hypochlorite, the same active ingredient used in pool cleaners, mixed with a surfactant that helps it stick to a vertical wall instead of sliding straight off. We let it sit for five to ten minutes so it breaks down the algae and mildew at the root, then rinse it clean. On concrete, we use a hot water surface cleaner that spins in circles to lift oil, grease, and ground in dirt without leaving streak marks behind.
Before we spray any chemical, we soak your plants, grass, and bushes with plain water first. That dilutes any overspray so it will not burn your landscaping. Outdoor outlets and light fixtures get covered before we start too.
Every surface gets a final rinse to make sure no soap or cleaner is left behind. Most surfaces dry within a few hours, and the color comes right back.
The homes around Liberty's historic Courthouse Square are some of the most demanding pressure washing jobs we take on, and for good reason. A lot of that brick has been standing since the 1800s, and running the same settings we'd use on a modern driveway would strip the mortar right out of the joints. On these jobs we drop pressure well below what the equipment can put out and lean on dwell time from our soft wash solution instead, letting the chemistry do the work that brute force would otherwise ruin.
Gladstone's older neighborhoods, especially the streets running near Oak Grove Park and Maple Woods Nature Preserve, sit under enough mature tree canopy that algae and mildew build up on siding and walkways faster than in newer, more open subdivisions.
