Why Asphalt Needs It

Asphalt is porous, and water that gets into those pores expands when it freezes, which is what causes cracking over time. A sealcoat fills in that porous surface and blocks water from getting in in the first place.

Cleaning And Prep Come First

Sealcoat won't bond properly to a dirty surface, so the driveway gets a full cleaning first, oil stains treated and any loose debris cleared, before any sealant goes down.

Filling Cracks Before Sealing

Existing cracks get filled with a hot pour crack filler before the sealcoat goes on. Sealing over an unfilled crack just traps the problem under a fresh layer instead of fixing it.

Application And Cure Time

Sealcoat gets applied with a squeegee or sprayer in an even coat. It needs dry weather above fifty degrees to cure properly, usually staying off the surface for twenty four hours and keeping vehicles off it for closer to forty eight.
